General Design Procedure:
Due to the variety and complexity of projects (marble vs. linoleum) I divide the design process into two steps. First we begin by developing the conceptual plan, giving some indication of the construction costs. (Note: this is only a preliminary estimate.) At this point some clients choose to take these prints to the builder and have construction done from the conceptual work.
Secondly, we develop detailed prints and specifications. These prints carry detailed notes and sections of the building. The structural engineering phase is completed with a registered PA engineer. Window and door schedules are produced. A small specification document is generated and reviewed with the client and finished prints are developed. The pricing for this step is based on the square footage of the new construction (house or addition/renovation). Invoicing is done bi-weekly or as certain phases of the project are finished.
The figures shown below are done as a rough percentage to give you an initial idea as to the projected costs of these services.
The following is a list of the typical services we provide:
Consultation ------- the initial
brainstorming and visual development of a plan. The objective is
to
develop options quickly that will meet your needs.
Conceptual design development - This is design stage. The needs are developed into floor plans and elevations. (Billed by the hour) The objective at this point is to develop the visual aspects of the design without dealing (approx .30 -.75 % of the with the detailed development of the engineered structural information, detailed dimensions, construction costs) and notes. The basic massing of the elevations is developed, no specific window units have been selected, trim details defined, or final material selected. At the end of this stage we are generally ready for initial pricing by a builder to establish a basic price range.
Builder's Plan Development - This is intended for clients who have a good relationship with a local builder. (Billed by the hour) This plan will not carry as many sections, details, and notes as the detailed plan. It will (.33 to 1.0% project) require the home owner to be in closer contact with the builder to assure that all their (approx. $.75/foot) specific needs are built as they desire. It will not deal with pricing or custom design features.
Client Plan Development - This finished plan will carry a more detailed set of information that can be accurately bid on by a set of selected builders. All the crucial information materials, typical wall sections, structural notations, specific wall elevations, basic kitchen layout ( clients will generally take the plans to a kitchen shop to establish the countertop material, appliances and specific cabinets to be installed) are complete. I will assist the owner with the selection of the specific fixtures, brand and model of floor covering, wall finishes and paint colors, etc. I will be available by phone to answer builder's specific questions on the residential plans.
Project Review - This service is primarily intended to assist the builder and homeowner in the construction (Billed by the hour) stage of the project. If requested, you will receive written reviews of each stage of construction. (If desired, the project engineer can be available for the reviews as well.)
Additions and renovations tend to be more complex than new
homes. They require more work and will be more costly.
If you desire to have me start work on your project I would
appreciate a deposit before I begin the work. The deposit will
vary depending on the size and complexity of your project.
